Do you need to build a custom restaurant app? Cost breakdown for UAE brands

A custom restaurant app in the UAE costs AED 40,000-300,000 to build and AED 2,000-5,000/month to maintain. Here's the build-vs-buy math, what you lose going custom, and when it actually makes sense.

Somewhere in the first year of running a successful UAE restaurant brand, a conversation starts: "we should have our own app." The idea is always the same, a native iOS and Android app with your logo, your menu, your loyalty program, maybe ordering. The pitch from a Dubai dev shop will land soon after: AED 40,000 to get started, 3-6 months to ship, ongoing maintenance on top.

That budget is real. The timeline is optimistic. And the business case , as stated, usually doesn't survive first contact with a spreadsheet. This guide breaks down the actual cost of building custom vs. using a branded-app loyalty platform, what you lose going custom, and when building from scratch genuinely does make sense.

What "custom app" actually costs in the UAE

Mobile app development cost in the UAE varies enormously by scope and provider. Based on published rates from Dubai-based agencies:

Basic informational app (menu, contact, static loyalty): AED 35,000-70,000 one-time. Timeline: 8-12 weeks. Practical value: minimal, this is effectively a mobile menu, and customers already have one in your Instagram bio.

Mid-complexity app (ordering, payments, basic loyalty): AED 80,000-180,000 one-time. Timeline: 4-6 months. Includes iOS + Android builds, backend, admin panel, payment gateway integration. Where most "we want an app" projects actually land.

Full custom platform (behavioral segmentation, push/SMS campaigns, RFM analytics, A/B testing): AED 200,000-500,000+ one-time. Timeline: 6-12 months. Essentially rebuilding what specialized loyalty platforms sell as SaaS.

On top of build cost, expect 15-20% of total cost annually for maintenance, AED 12,000-60,000+/year. Plus Apple (~AED 365/year) and Google (AED ~95 one-time) developer accounts. Plus server hosting. Plus any third-party APIs (SMS gateway, analytics, payments).

The hidden cost nobody quotes

The line items above are the ones the dev shop will tell you about. The ones they won't:

The 6-month lag before first value. While the app is being built, your customers are still anonymous, still on Talabat, still invisible to you. A branded-app platform ships in 3-4 weeks. The delta is 5 months of compounding retention you didn't capture.

App Store ops. Apple rejects apps. Google delists apps. Certificates expire. Policies change. Every one of those events is a dev-shop ticket at AED 600-1,500/hour. Over 3 years, most brands spend AED 30,000+ on App Store ops alone.

Feature drift. The market moves. iOS adds privacy controls, Apple Pay evolves, Android mandates new target SDKs annually. Your app needs updates you didn't scope. Every feature "while we're in there" adds AED 10,000-40,000.

Analytics and segmentation you didn't build. A working loyalty program needs RFM analysis, churn detection, campaign targeting, attribution measurement. These are full products, 18+ months to build, not a sprint. Most custom apps end up with rudimentary analytics and no real segmentation.

What a branded-app platform costs instead

A modern branded-app loyalty platform (Habitu is one, competitors exist) charges AED 3,000-8,000/month for a complete stack: iOS/Android app under your brand, POS integration, behavioral segmentation, campaign engine, analytics, ongoing platform updates. Setup AED 5,000-15,000 one-off.

Over 3 years, total cost: AED 110,000-300,000 all-in, including every platform update, iOS policy change, and feature addition shipped to the entire customer base. No dev-shop retainer, no surprise upgrade bills, no 6-month build.

Build vs buy: the 3-year math

Concrete comparison for a 5-location UAE brand wanting a branded app with loyalty and POS integration:

Build custom (mid-complexity): AED 120,000 build + AED 24,000/year maintenance + AED 40,000 feature work over 3 years + AED 6,000 App Store ops + AED 15,000 analytics tooling = ~AED 253,000 over 3 years. Ships in month 5.

Branded-app SaaS: AED 8,000 setup + AED 5,000/month × 36 = ~AED 188,000 over 3 years. Ships in week 4. Platform upgrades every month included.

On pure cost, SaaS wins by AED 65,000. On speed-to-value, SaaS wins by 4 months (and 4 months of retention compounding is worth far more than the cost delta). On feature ceiling, SaaS wins because it receives continuous R&D funded across all customers.

When custom actually does make sense

Three scenarios where building from scratch is the right call:

You're running 50+ locations with genuinely unique operational logic. Custom reward rules, multi-brand portfolio logic, enterprise integrations with ERP/warehouse systems. At that scale the customization cost is justified.

The app IS the product. If you're a cloud kitchen where the app isn't a loyalty add-on but the primary ordering channel competing head-to-head with Talabat, you need end-to-end control over the ordering experience. Even then, consider hybrid, SaaS loyalty + custom ordering.

You have regulatory constraints requiring on-prem data. Certain government F&B contracts, aviation catering, hospital catering. SaaS providers will have answers, but custom keeps every byte in your infra.

For any other mid-market restaurant brand in the UAE (3-50 locations, a standard F&B concept, wanting a loyalty program that works), custom is the more expensive, slower, and lower-ceiling choice. The case for building feels strategic; the math almost never supports it.

What to ask the dev shop pitching you

If a Dubai agency is quoting you AED 40,000 for an app and you're seriously considering it, ask five questions before signing:

(1) Does it include RFM-based customer segmentation, or is that a separate project? (2) Does it include campaign attribution, can I measure how much revenue my push notifications drove? (3) What happens when iOS 19 ships and requires changes? (4) How does it integrate with Foodics/Square, and is that included in the quote? (5) Can I see 3 reference apps your shop built that are live today and still being maintained?

The answers will usually reveal that AED 40,000 buys a proof-of-concept, and the real number to get to a working loyalty app starts at AED 150,000+. That's the moment to stop and consider whether a branded-app SaaS platform ships faster, costs less, and delivers more capability than the custom build you were about to commission.

Building from scratch is the satisfying answer. Shipping in 4 weeks with a platform that compounds in value every month is the correct one.
